Section 1031 tax-deferred exchanges

          We handle both traditional and reverse I.R.S. §1031 exchanges and represent purchasers and sellers of net lease investment properties throughout the country.  We perform all necessary due diligence, form business entities such as limited liability companies for the purpose of acquiring commercial properties, negotiate asset purchase and sale agreements, and take steps to insure that these transactions close within the statutory timeframe.  We analyze and assist our clients in the acquisition of triple net lease properties, which are prevalent in section 1031 transactions.  


Acquisitions, sales, and leasing of commercial and residential properties

          We prepare, review and negotiate contracts for the sale and purchase of commercial and residential properties.  We perform due diligence on every property and work to resolve any title issues, lien encumbrances, or governmental agency violations.  We work tirelessly to ensure that our clients obtain the most favorable contract terms attainable.   


Financing

          We assist in negotiating favorable financing and refinancing terms for both commercial and residential properties.  We draft mortgages and security agreements and are experienced with assisting clients with defeasence procedures.

          We prepare agreements in connection with:

tenancies-in-common   


Real estate brokerages, brokers and agents

          We represent brokerages, brokers and agents in the preparation of listing agreements and in the resolution of commission disputes.
